Book a Stay
BOOKING GUIDE: To book a stay, please fill in the dates and guest number below. To book or check availability of each house separately, select or click on the photo of the house you wish to book for. Children 2 or older are counted as adults for the purpose of pricing the cost of the accommodation. Children under 2 years old can stay free of charge. We require a 50% deposit to secure the booking and balance payable 4 weeks to arrival. For bookings with arrival date within 3 months, we require full payments. Payments are via credit cards and subject to a 1% bank fee.
Prices are GST inclusive and based on 5-guests stays except for Christmas to New Year, long weekends and special/festival weekends where prices are at full house rate of 8 guests. Minimum nights are from 2 to 7 depending on seasons. Rates for stays less than minimum nights are at full house rates. Stays of 7 nights and above and with more than 6 guests will receive a 10% discount when book directly, excludes period from Dec-Apr.

TERMS AND CONDITIONS
Our goal is to provide our guests with a beautiful place to relax and unwind when you visit Bright. As such, our homes should be treated with care and respect and left clean and tidy on departure.
Extra guests are not permitted without consultation and approval from owners. Beds will be arranged according to the number of single(s) and/or couple(s) that are in your group. Any unused room may be locked. Additional fee required for singles wanting doubled sized beds. Please let us know your preferred bedding configurations prior to your arrival. If no preferred bedding configuration is supplied and there is a request for the cleaner to come, a call out fee of $55 will apply.
Check in time is from 3pm
Check out time is strictly by 10am
Payments are made with a credit/debit card. No bill splitting please. Credit card details are kept as a security deposit bond until after your stay. Extra charges will be applied to late checkouts, property damages/breakages or additional cleaning hours. If extra charges are required, we will advise the guest of details of any charges.
The guest who made the booking must stay at the property and will be held responsible for the conduct of all other guests. We may require you to provide an ID upon booking. The owners reserve the right to reject a booking if you fail to provide an ID.
Parties and functions are not permitted as the house is located in a serene holiday location where guests and residents retreat to bed early and rise early morning to enjoy the day activities and the surrounding scenic beauty. The Council imposes a 10pm to 8am time restriction on noise pollution.
Although we love animals, pets are not allowed in our homes.
This is a non-smoking property. Please do not smoke inside or on the covered patio. Feel free to smoke in the garden and pool area but remember to keep the area clean and free from cigarette butts!
Whenever you are absent from the property, close all windows and doors to maintain security and prevent rain and water damage. No responsibility is taken for guests’ personal loss of property left on the premise.
Before you leave, please ensure the air conditioning units are switched off. The house is left tidy. All rubbish are disposed of in appropriate bins. The oven, BBQ and cook-top are left as found. The house key goes back to the key box. At least $50 will be charged for a dirty oven, BBQ and cooktop.
The owners reserve the right to make alteration to bookings due to unforeseen circumstances.
OTHER THINGS TO NOTE
The pool is solar heated so only suitable to use during warmer months. Heating and filtering have been pre-set. Guests are NOT AUTHORISED to access the pool pump area.
Free firewood and a fire-starter pack will be provided for stays from middle of April to late September.
No shoes in the house. Please bring your own slippers to keep the feet warm.
A porta cot and high chair are available upon request. Please bring your own cot linen & blanket. A full sized cot can be hired from a third party.
Do not move beds and furniture to prevent any damage to the floors.
Garbage and recycling will be collected on a Tuesday. If your stay includes a Monday, we would appreciate it if you could take the bin/s out on Monday for Tuesday collection.
CANCELLATION, AMENDMENT & REFUND POLICY
We do not provide COVID refund. We only provide credits.
We understand that sometimes things happen and your booking needs to be changed or cancelled. Our cancellation policy is firm and we recommend guests to take out travel insurance to cover costs of a cancellation in case of the unforeseen.
An amendment is considered a cancellation. Reducing the number of days booked is also considered a cancellation of those dates.
For a full refund of accommodation fees, cancellations or amendments must be received more than twelve weeks PRIOR to arrival date.
For a 80% refund of accommodation fees, cancellations or amendments must be made 30 full days PRIOR to 3pm of arrival date. However, if 80% of the dates can be refilled, we will send you a full refund of your accommodation fees.
For a 50% refund of accommodation fees, cancellations or amendments must be made 14 full days PRIOR to 3pm of arrival date. However, if 80% of the dates can be refilled, we will refund an extra 30% of your accommodation fees.
If a guest cancels or amends less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
